ENVIRONMENTAL DUE DILIGENCE REPORTS FOR ACQUISITION/DISPOSAL PURPOSES

Whether you are buying, selling or looking to lease a property, it is essential understand the potential environmental liabilities associated with the property. Clients require a clear and comprehensive assessment to be undertaken to allow rapid appreciation of the key environmental issues. Our Environmental Due Diligence Reports focus on those material issues that have the potential to impact value, marketability, and/or lead to regulatory intervention. Reports are written by experienced environmental professionals and we can provide reports that are fully assignable and completed within deal constraints. We are experienced in all property sectors and can advise on single properties or large multi-site portfolios in both the UK and Europe.

ENVIRONMENTAL PROPERTY MANAGEMENT & COMPLIANCE

Property investors, owners and tenants need to ensure that during occupation that site operations are undertaken in accordance with legislation and industry best practice. We have a strong track record in providing environmental audits for all property sectors and putting in place risk management controls to reduce client’s exposure to regulatory action or third-party claims. We also have experience in representing our clients during litigation on environmental matters including defending insurance claims and expert witness.

DEVELOPMENT CONSTRAINTS ADVICE

There are numerous data providers and consultants that can provide environmental advice and ‘off the shelf’ reports. Whilst useful in their context, these screening type reports can often raise more questions than they answer. We are experienced at advising clients on the significance of environmental risk and implications for future development using a wide variety of data sources. Understanding abnormal development costs and constraints is central to our approach. Significant reductions in land value have been successfully defended or achieved as a result of our involvement.

PROJECT COORDINATION OF TECHNICAL SPECIALISTS

We are experienced environmental surveyors with over 50-years of combined experience working for leading property and large engineering businesses. Clients often require professional coordination of multidisciplinary teams, including; asbestos, building surveying, flood risk, ground investigation, utility and topographical surveying, etc. We can prepare technical specifications, manage competitive tender exercises, undertake tender appraisals, deal with consultant appointments and manage all outputs.

Water Consultancy

Traditionally, property owners and tenants have not regarded water as a valuable asset and have largely taken it for granted. Water charging for the supply and management of surface and foul discharges is complex and not homogenous across regions of the UK. Experience has shown that many property owners do not have the site-specific information, knowhow, and/or the time to understand whether the charges levied are correct and whether infrastructure has been misconnected. We can organise site audits of your property portfolio to advise you on water usage, efficiency, and options to improve sustainability irrespective of the property type, location or mechanism of water charging.
